Brigade International Finance Centre marks Brigade Group's first project in Gujarat and North India, sited within Gujarat International Finance Tec-City (GIFT City) in the Gandhinagar district. For a company that built its reputation across Bengaluru, Chennai, Mysuru, Hyderabad and Kochi, the choice of Gandhinagar was deliberate: the Bangalore-based Brigade Group committed to invest roughly ₹5 billion to develop about 1.1 million square feet of built-up area in GIFT City, with an option to invest further. That commitment placed Brigade among the earliest institutional developers to back India's first purpose-built international financial services centre, well before the metro line, the international banks, and the fintech clusters that now define the address arrived.
BIFC is a 2 Basement + Ground + 14 Floor structure with over half a million square feet envisioned, of which the first phase of 3,15,000 sq.ft. is already operational and home to several Indian and multinational banks, insurance firms, foreign exchange companies, fintech firms, and financial support services. The building carries IGBC LEED Gold certification and comes with 100% centralized power backup, a district cooling system, sustainable water conservation technology, a double-height lobby, landscaped gardens, and a cafeteria. Brigade has paired the office tower with hospitality: the group's original GIFT City proposal was developed in partnership with GIFT to build Brigade International Financial Centre alongside a Grand Mercure Hotel, extending its presence beyond office space into the hospitality layer that a 24-hour financial district needs.
Brigade is not stopping at one tower. Building on the success of the first tower, BIFC is set to launch a second tower, BIFC 2, by December 2027, featuring a 3 Basement + Ground + 24 structure with a cafeteria, food options, and parking for 380 cars. Read alongside the original allocation, the group has been allotted 1.1 million sq.ft. of space, including two towers, for office use — a signal that Brigade is scaling its Gandhinagar footprint in step with GIFT City's own growth rather than treating it as a one-off entry.
GIFT City sits administratively within Gandhinagar district and functions as the connective tissue between Gujarat's capital and Ahmedabad. Several multinational banks including JP Morgan, Standard Chartered, Deutsche Bank, Citibank, HSBC, Barclays Bank, Bank of America, DFCC Bank, and Qatar National Bank have set up IFSC Banking Units here, and the district includes 35 fintech entities and two international stock exchanges with average daily trading volumes of $30.6 billion. This is the tenant pool BIFC was purpose-built for — the same categories of occupiers Brigade names as its target segment: domestic and multinational banks, insurance firms, foreign exchange companies, financial technology firms, and financial support services.
Connectivity into GIFT City has firmed up considerably since Brigade's original commitment. GIFT City metro station on the Ahmedabad Metro's Violet Line opened to the public on 17 September 2024, and the branch line runs as a 5.4 km spur off the Yellow Line at GNLU, serving PDEU and terminating at GIFT City, connecting Gujarat's emerging financial and technology hub directly to the metro grid since September 2024. On the Ahmedabad side, the Yellow Line has been fully open since 11 January 2026, allowing a ride from central Ahmedabad straight to Gandhinagar's Mahatma Mandir without switching to a bus or auto. Further expansion is already in motion: GMRC has floated tenders covering three corridors including a Violet Line extension from GIFT City to Shahpur Circle, work that will tighten last-mile access to the BIFC campus over the next few years. By road, GIFT City sits on the banks of the Sabarmati River, around 12 km from Sardar Vallabhbhai Patel International Airport.
Brigade Enterprises was founded by M.R. Jaishankar in 1986 and has grown into a diversified real estate major with a significant presence across residential, commercial, retail, and hospitality sectors, delivering over 75 million square feet of space. It is based in Bangalore, with operations extending to Mangalore, Mysore, Chennai, Kochi, Hyderabad, Chikmagalur, Ahmedabad and a representative office in Dubai. The group's commercial credentials extend to the World Trade Center Bangalore, World Trade Center Chennai and World Trade Center Kochi, with Brigade holding WTCA licenses for all the major South Indian cities — the same institutional-grade commercial expertise now applied at BIFC in Gandhinagar. Financially, Brigade Group has set a pre-sales target of ₹9,000 crore for FY2026, a 15% year-on-year increase from ₹7,800 crore in FY2025, underpinned by a launch pipeline of over 11 million square feet across key South Indian markets, giving the Gandhinagar venture the backing of a company scaling nationally rather than opportunistically.
Property values around GIFT City have moved sharply in the years since Brigade broke ground. GIFT City has shown the highest real estate appreciation in the Gandhinagar area, with prices rising from ₹4,500 per sq ft in 2020 to ₹12,000 per sq ft in 2025, outpacing all surrounding localities. City-wide, Gandhinagar's composite carpet rate jumped 120 percent, from ₹3,581 per sq ft in June 2018 to ₹7,883 per sq ft in September 2024. Demand drivers cited by market trackers point back to the same institutional tenant base BIFC serves: GIFT City continuing to attract global financial firms and creating sustained housing demand for professionals, alongside metro connectivity making Gandhinagar more accessible to Ahmedabad's working population. For a developer whose core commercial strategy is annuity income from Grade-A office assets, this is precisely the kind of tenant-and-value trajectory that justifies a long runway of investment — evidenced by Brigade's own decision to add a second tower rather than exit after Phase 1.
