Brigade Group, the Bengaluru-headquartered developer founded in 1986 by M.R. Jaishankar, has chosen Devanahalli's Aerospace Park Phase 2 belt for one of its largest single commitments in North Bengaluru. The company has completed 280-plus projects covering over 86 million sq ft of developed space and is publicly listed on both the Bombay Stock Exchange and the National Stock Exchange under the ticker symbol BRIGADE. Within Bengaluru specifically, Brigade has been instrumental in shaping landmark neighborhoods such as Whitefield, Hebbal, Hennur, Kanakapura Road, and Devanahalli. Aerospace Park Phase 2 is the latest of these, and arguably the most ambitious.
Brigade's approach to real estate is built around long-cycle, integrated development, and its entry into Aerospace Park Phase 2 follows that pattern rather than a standalone tower launch. The group's registered office sits inside its own World Trade Center campus at Brigade Gateway in Malleswaram, and Brigade already holds licenses for World Trade Centers in Bengaluru, Kochi, Chennai, Hyderabad, and Thiruvananthapuram, giving it direct experience in running WTC-branded business districts before bringing the format to Devanahalli.
Bengaluru has achieved a significant milestone by becoming the first city in India to host two World Trade Centers, with Brigade Group announcing the launch of WTC Devanahalli, a landmark development located at Devanahalli Aerospace Park Phase-2, spanning 75 acres. WTC Devanahalli is strategically situated within Devanahalli Aerospace Park Phase-2 and will be the first-ever commercial project along the Satellite Town Ring Road, a key upcoming infrastructure corridor. The site is located approximately five kilometers east of Devanahalli town and about six kilometers from the East access gate of Kempegowda International Airport, placing the project at the heart of Bengaluru's fast-growing industrial and aerospace corridor.
The scale of the township is unusual even for Brigade. It combines roughly 7,195 residential apartments across 2, 3 and 4 BHK configurations plus villas and row houses with a full non-residential spine — the WTC office tower and IT/ITES campuses, a retail mall with a six-screen multiplex, an 1,800-seat international school, a 300-bed multi-specialty hospital, a 500-key hotel and convention centre, and dedicated industrial, data-centre and logistics-warehouse zones. The project is currently in its pre-launch stage, with residential possession targeted for April 2027 and Karnataka RERA registration in process. The development is being run through Brigade's dedicated WTC vehicle, managed by Brigade Group through its wholly owned subsidiary, WTC Trades & Projects Pvt Ltd.
Aerospace Park Phase 2 sits inside a corridor whose growth is no longer speculative. The 3,000-acre KIADB Aerospace Park, anchored by HAL, Boeing, Airbus, Safran and other aerospace majors, is minutes away, and the surrounding SEZ carries a long roster of manufacturing tenants. Other companies operational in this aerospace park include BEML's unit, Bills Aerospace components, CIM Tools, Kinetix Solutions and ThyssenKrupp Aerospace. More recently, the belt has drawn large electronics and technology capital: Taiwanese electronics manufacturer Wistron is building a ₹1,500 crore laptop manufacturing plant within the Hi-Tech Defense & Aerospace Park Phase 2 in Devanahalli, with commercial operations scheduled to begin by late 2026. SAP India plans to spend ₹1,960 crore on a new facility here, while NTT Data will invest ₹4,000 crore to build data centers, and Foxconn's factory in the area already employs 30,000 people, with a target of 50,000 by the end of the year. This employment base is precisely the demand pool that Brigade's mixed residential-commercial format at WTC Devanahalli is designed to serve on site rather than at a distance.
The Phase 2 site is built around road and rail infrastructure that is under construction rather than merely planned. Brigade WTC Devanahalli sits in Devanahalli, on the New Airport Road / NH-44 spine, within the KIADB Aerospace Park catchment and adjacent to the Satellite Town Ring Road. The STRR itself is a serious piece of regional infrastructure: the Satellite Town Ring Road is a 280.8-kilometre ring road under construction around Bengaluru city, and the 2025 Karnataka Budget cleared the Namma Metro Phase 2B spur toward Devanahalli, with a Bagalur Cross station now under construction. On rail, the 37 km Phase 2B project is an under-construction airport-link section of the Blue Line from Bengaluru city to Kempegowda International Airport in Devanahalli, with 17 stations, and the nearby Doddajala station on this line will sit within a short drive of the Aerospace Park belt. For a Brigade buyer, this means the WTC Devanahalli site is designed to draw on airport, expressway and metro access simultaneously rather than any single mode.
The pricing arc in this belt gives some sense of why Brigade is committing capital here now rather than later. Average prices were around ₹3,500 per sq.ft in 2019, while by 2026 premium projects are in the range of ₹7,500–9,000 per sq.ft, with high-demand pockets near the airport and Aerospace Park crossing ₹10,000 per sq.ft. Resale activity in the immediate Aerospace Park micro-market backs this up: resale prices for 750–850 sq ft units now sit between ₹75 lakh and ₹85 lakh across projects including Brigade El Dorado, one of Brigade's earlier, already-delivered communities in the older Phase 1 pocket of Aerospace Park. That existing project — spanning 50 acres with over 6,000 resident families — gives Brigade a proven, occupied reference point in the same broader Aerospace Park zone that buyers evaluating the newer Phase 2 township can look to directly.
Brigade's move into Aerospace Park Phase 2 is consistent with a developer that has been building in Bengaluru for four decades. The foundation stone for Brigade's maiden project, Brigade Towers on Brigade Road, was laid in October 1986, and the building went on to become the first 14-storeyed building in Bangalore. Since then the group has diversified well beyond apartments: its portfolio spans residential, Grade-A offices such as World Trade Center Bangalore, Brigade Tech Gardens and Brigade Tech Park, the Orion Malls retail chain, branded hospitality including Sheraton, Holiday Inn and Grand Mercure hotels, and Brigade Schools. That range of verticals is directly relevant to Aerospace Park Phase 2, because the WTC Devanahalli township pulls together office, retail, hospitality, healthcare and education components that Brigade has already built and operated elsewhere in the city — giving the Devanahalli project institutional continuity rather than a first attempt at mixed-use scale.
