Brigade Group's presence in Kochi did not begin with a residential launch. It began in Kakkanad, inside Infopark, with an office tower. In February 2025, Brigade formalised a larger bet on the state. Brigade Enterprises submitted an expression of interest at the Invest Kerala Global Summit 2025, in the presence of Kerala's Chief Minister, for its further expansion in the state, proposing a second World Trade Center and looking to expand its footprint in Kerala with a residential project in Kochi and a luxury island resort at Vaikom. These projects are expected to be completed by 2030, with the Kerala government providing necessary support and regulatory facilitation.
The scale of intent is specific. The project is part of Brigade Group's broader commitment to expanding its footprint in Kerala, with an investment of Rs 1,500 crore announced at the summit, aimed at generating employment opportunities for around 12,000 people over the next five years. On the hospitality side, the group's listed hospitality arm has already put land behind the plan: it holds acreage in Vaikom, Kerala, of which it owns 7.08 acres, with a further agreement to purchase 7.62 acres, and has entered into a definitive agreement with Marriott to develop the resort under 'The Ritz-Carlton' brand. This pairs a branded luxury resort with the residential push under the Brigade Kochi name, giving buyers a rare instance of a single developer building both a home address and a resort brand in the same market at the same time.
Brigade's Kochi portfolio already includes an operating hotel next to its office campus. Located in the heart of Kochi's IT hub, the Four Points by Sheraton caters seamlessly to the needs of modern business travelers, offering modern amenities, state-of-the-art meeting spaces, and a focus on productivity for corporate stays. This hotel sits within the Brigade Hotel Ventures portfolio, the group's separately listed hospitality subsidiary. The company operates 9 hotels across Bengaluru, Chennai, Kochi, Mysuru, and GIFT City with a total of 1,604 keys, run by global operators including Marriott, Accor, and InterContinental Hotels Group. For a Kochi buyer, this matters less as a hotel statistic and more as evidence of how Brigade sequences a market: office park first, hotel next, residential and resort after — each asset feeding demand into the other.
Brigade's Kochi strategy is built around one employment corridor. Kakkanad remains the most consistent performer in the city's residential market, underpinned by real employment demand from Infopark's 72,000-plus professionals. The rental market in IT-centric neighbourhoods like Kakkanad has reached 5-6%, due to the strong leasing demand from professionals working in Infopark and SmartCity. That combination of a resident white-collar workforce and above-average yields is precisely the demand base a developer needs before committing Rs 1,500 crore to a single city.
Connectivity to this corridor is also being upgraded on a fixed timeline. Kochi Metro Phase 2, the Pink Line, is an 11.2 km extension from JLN Stadium to Infopark via Kakkanad, with 11 stations, and construction by Afcons Infrastructure is actively underway with completion targeted around late 2026 to early 2028. The corridor is expected to support around 75,000 Infopark employees and 25,000 people working in SmartCity and KINFRA once operational. Beyond the metro, Seaport Airport Road and NH66 already ensure connectivity to Kalamassery and Edappally, and the WTC campus itself sits close to the Airport and Seaport Road with established public transportation.
Price movement in the corridor reflects this pipeline. Kakkanad recorded an average rate of ₹6,150 per sq ft in 2026, along with roughly 38% appreciation over the preceding five years. More broadly across the city, the average cost of an apartment in Kochi now ranges between ₹6,000 and ₹12,000 per sq ft, depending on locality and specifications. Brigade Kochi's positioning inside this bracket, backed by a developer already embedded in the same IT campus through WTC and Four Points, is the practical case for buyers weighing the project against standalone local builders.
