Brigade Group's presence in Neopolis is not a single building but a cluster of addresses on the same government-planned layout in west Hyderabad. Neopolis is a planned layout at Kokapet in Rangareddy district, on the western edge of Hyderabad beyond the Outer Ring Road interchange, developed through auctioned plots, and Brigade has bought into it more than once, most visibly with its flagship Brigade Gateway Neopolis and, more recently, with the newly surfaced Brigade Barcelona tower.
Brigade's flagship project here, Brigade Gateway, is designed as a landmark mixed-use development combining homes, offices, retail, and leisure spaces, spread across 9.7 acres as a first-of-its-kind integrated, self-sustained township in the city. It brings the World Trade Center, an InterContinental Hotel, and an Orion Mall style retail destination onto the same Neopolis address as its residential towers, effectively transplanting the mixed-use model Brigade built at its original Brigade Gateway campus in Bangalore onto this Hyderabad plot. The residential component runs to 594 homes across two 58-floor towers, offered as 3 and 4 BHK apartments alongside 5 and 6 BHK duplex residences with east-west orientations and no shared walls. Phase 1 of this project launched in December 2024, with Phase 2 opened for expressions of interest and possession of the first homes expected from December 2029 onwards.
Brigade Group is one of India's most established real estate developers, with a strong legacy that began in 1986 in Bangalore under founder M.R. Jaishankar. Over nearly four decades the company has completed 280-plus projects covering over 86 million sq ft of developed space, and it has been listed on the BSE and NSE since 2007. Brigade holds the World Trade Centers Association licence for the major South Indian cities and has built WTC campuses in Bangalore, Chennai, and Kochi, alongside the Brigade International Finance Centre in GIFT City, Gujarat. Its best-known template project, the original Brigade Gateway in Bangalore, is a 41-acre mixed-use development that folds in a hospital, hotel, school, and mall alongside its residences, and it is this same integrated-township playbook that Brigade has carried into Neopolis, Kokapet, rather than a standalone residential block.
Brigade Barcelona is a single 52-floor tower by Brigade Enterprises on Plot no 20 in Neopolis Phase III, at survey numbers 239 and 240 in Kokapet village, Gandipet mandal, on a 4.04-acre parcel. The building is designed around the architectural legacy of Ricardo Bofill, the Catalan architect known for bold, geometric, colour-driven residential towers, and channel listings describe 3 and 4 bed residences ranging from roughly 2,785 to 3,750 sq ft. The RERA filing records the plot's boundaries in detail: Plot No 16 to the east, a 45-metre wide road to the west, a bus bay to the north, and Plot No 19 to the south, a road width and frontage that place the tower on one of the layout's primary internal roads rather than a side lane. Gandipet Lake, also called Osman Sagar, lies to the south-west and is the view the tower has been oriented towards. Some listings note the project as newly surfaced through channel sources at the time of writing, positioning it as Brigade's next Neopolis launch alongside its established Gateway address rather than as an isolated one-off.
The wider reason Brigade keeps returning to Neopolis is the auction economics of the layout itself. Neopolis has become Hyderabad's highest-value western residential address, driven by proximity to the Financial District and Gachibowli employment cluster and by the auction values the Telangana government has realised on its plots. In the most recent HMDA e-auction cycle, Neopolis plots closed at a record 137.25 crore per acre, an 87 percent jump from 2023, with three auction phases together collecting roughly 3,708 crore from just 27 acres of land. That kind of land pricing filters directly into what a developer must charge for finished apartments, and it explains why Brigade's own Gateway project already commands the highest listed rate in the locality, quoted at around 17,250 per sq ft against a Kokapet-wide average nearer 11,900 per sq ft. For a buyer, Brigade's scale and balance sheet, backed by its listed-company status and decades of delivery in Bangalore, Chennai, and Kochi, matter more in a plot this expensive than they would in a lower-stakes suburb, since the developer is effectively underwriting a multi-year build on some of the costliest residential land HMDA has ever auctioned.
Brigade Barcelona's own location markers illustrate the corridor Brigade is building in: the Nehru Outer Ring Road is about 750 metres away, Chaitanya Bharathi Institute of Technology roughly 2.1 km, and the Financial District about 4.4 km. The bigger structural change came in June 2026, when the Supreme Court cleared the last petitions blocking Hyderabad Metro Phase 2, with one of the eight new corridors running directly into Neopolis, Kokapet. That line, Corridor V of Metro Phase 2A, is planned to run 11.6 km from Raidurg through the Financial District and Gachibowli into Neopolis, with construction slated to begin through 2026 and services targeted toward the end of the decade. A confirmed metro alignment into a layout that was, until recently, considered peripheral, is the kind of long-term infrastructure anchor that supports Brigade's decision to hold two separate addresses on the same few hundred acres.
Residents in Kokapet commonly cite Viswam School and Star Hospital among the institutions serving the layout, alongside the broader spread of A-grade commercial space and gated communities that have grown up around Neopolis. The Financial District's own campuses, along with Gachibowli and HITEC City further along the Outer Ring Road, supply the IT and financial-services workforce that Brigade's Neopolis projects are pitched at, keeping daily commute distances short for residents working in those clusters.
