Brigade Group is a Bengaluru-founded developer that has built across the city's residential, commercial and hospitality segments since the 1980s. In Varthur, the company's most established presence is Brigade Cornerstone Utopia, a ready-to-move residential community on the East Bengaluru side of the Whitefield belt. Brigade's product here sits in the mid-premium band, with a completed phase, Paradise at Brigade Cornerstone Utopia, offered at a lower entry point, alongside the ready-to-move Cornerstone Utopia homes at a higher configuration range.
Brigade's newer pipeline extends the company's reach onto the Varthur fringe. Brigade Granada is located at Seegehalli, at the edge of Varthur, and is in pre-launch stage with handover scheduled for 31 January 2031. Its configurations run from 1 BHK to 4 BHK, with entry pricing from around ₹1 crore for 1 BHK and up to roughly ₹3.6 crore for a 4 BHK. Buyers comparing the two Brigade offerings are effectively choosing between a delivered address with immediate occupancy and a future-handover product priced at the newer end of the belt.
Brigade Cornerstone Utopia is the anchor reference for Brigade's Varthur identity. The community is ready to move in, priced from about ₹1.28 crore to ₹2.86 crore, which places it in the 2 BHK to 3 BHK range for most buyers on the corridor. The Paradise phase, listed as completed, opens at ₹39.99 lakh and goes up to ₹66.12 lakh, giving first-time buyers and investors a lower absolute ticket within the same brand and locality.
For a buyer, the practical advantage of a completed Brigade project is that possession risk is removed from the decision. Ready-to-move inventory also allows a buyer to see common areas, landscaping and construction finish before committing, which is harder with pre-launch towers such as Brigade Granada.
Apartment prices across Varthur range from about ₹9,600 to ₹14,950 per sq ft, based on August 2026 locality data. New premium launches in the wider Whitefield-Varthur belt are priced between ₹14,000 and ₹16,500 per sq ft in 2026. Reported three-year price growth in the area is 64.2 per cent, though figures from different portals vary widely and should be read as directional. Plotted and villa product runs higher: gated plots cost roughly ₹8,900 to ₹9,850 per sq ft, while luxury villas range from ₹12,500 to ₹16,500 per sq ft.
| Varthur Road flat type | Indicative total price | Rental return (approx.) |
|---|---|---|
| 1 BHK | ₹58 lakh to ₹82 lakh | 4.5% to 5.1% |
| 2 BHK | ₹1.15 crore to ₹1.58 crore | 4.2% to 4.6% |
| 3 BHK | ₹1.85 crore to ₹2.75 crore | 3.8% to 4.2% |
| 4 BHK / villa | ₹3.10 crore to ₹5.20 crore | 3.5% to 3.9% |
Rental demand supports the investment case. Locality rents run from ₹12,000 to ₹22,000 per month for 1 BHK, ₹24,000 to ₹45,000 for 2 BHK and ₹40,000 to ₹60,000 for 3 BHK. These figures explain why many Brigade buyers in Varthur are working professionals who want to live near Whitefield and Sarjapur Road employers.
Buyers of new flats should also budget for statutory and developer charges. Stamp duty is 5 per cent, registration is 2 per cent and GST is 5 per cent on under-construction units. Developers commonly levy infrastructure charges of ₹350 to ₹600 per sq ft for power, water and clubhouse access.
Varthur Road, which sits on State Highway 35, is the main arterial link. It runs about 8.5 km and connects Whitefield with Sarjapur Road and the Outer Ring Road. From the Whitefield end, the corridor reaches the ITPL and Whitefield tech parks, the Marathahalli commercial belt and the Outer Ring Road IT corridor. The Balagere-Panathur road gives access to Whitefield in about 10 minutes and to Bellandur in about 20 minutes.
Varthur does not yet have its own metro station. The nearest Purple Line stations are Hopefarm Channasandra, about 4 km away, and Whitefield (Kadugodi), the line's terminus, about 4.5 km away. Belandur Road railway station is around 4 km. Kempegowda International Airport is 40 to 45 km away.
The state has widened 1.9 km of SH-35 from Varthur to Gunjur, including a flyover, and stretches of Varthur Road have been widened with junction and signal upgrades continuing. The Peripheral Ring Road, which passes near Varthur, Sarjapur and Greater Whitefield, has preparatory work underway for its first package, with the remaining packages in tendering. A 68 km metro corridor linking Kalena Agrahara with Kadugodi has completed a feasibility study. The Varthur Lake restoration covers 445 acres, and more than 95 per cent of the lake mud removal is reported as complete.
Schools within a short distance include Srinivasa High School at about 0.6 km and Karnatak Public School Varthur at about 0.7 km. Manipal Hospital on Varthur Road is about 1.1 km away, and Lakshmi Nursing Home is about 0.8 km. For shopping, Nexus Whitefield is about 1.6 km, Apple City Mall around 1.5 km and Phoenix Marketcity around 10 km. Tech employers within reach include ITPL and EPIP Zone about 4 km away, plus Sigma Soft Tech Park, Embassy TechVillage and Cessna Business Park on the Whitefield corridor.
Varthur Lake and its surrounding green pockets give Brigade's communities a lower-density character than central Whitefield. Over 40 million sq ft of office space lies within a short drive, and more than 25 residential projects were launched in the locality between 2020 and 2026, which indicates a sustained buyer pool for well-built inventory.
