Brigade Secures 4.04 Acres in Hyderabad's Neopolis Phase 3
Brigade Enterprises has acquired a 4.04-acre land parcel in Neopolis Phase 3, Hyderabad through an auction conducted by the Hyderabad Metropolitan Development Authority at a consideration of Rs 118 crore per acre. The company secured Plot No. 20 through the auction overseen by the Hyderabad Metropolitan Development Authority.
Strategic Expansion in Kokapet Corridor
This acquisition marks Brigade's second major investment in the rapidly emerging Kokapet corridor. The purchase follows the company's earlier acquisition in the same micro-market, which is now being developed as Brigade Gateway, Hyderabad. Brigade Gateway, spread across 9.7 acres, is positioned as a first-of-its-kind integrated, self-sustained township in the city, offering residential, commercial, hospitality and retail in one location.
Amar Mysore, executive director at Brigade Enterprises, stated that Hyderabad is a key market in the company's expansion strategy. The flagship Brigade Gateway development, launched around the same time last year, brings together all key asset classes including Orion Mall, World Trade Center Hyderabad, a five-star deluxe InterContinental hotel, and high-end residences.
Neopolis Phase 3 Market Context
The Hyderabad Metropolitan Development Authority has achieved a cumulative realisation of Rs 3,708 crore from all three phases of the Neopolis auction series, with the revised average pricing now standing at Rs 137.36 crore per acre, representing an increase of approximately 87 per cent over the previous Neopolis auction cycle in 2023.
Neopolis, located in Kokapet near the Financial District, has become one of India's most sought-after real estate destinations due to its premium infrastructure, ORR connectivity, and proximity to major global capability centers. With Hyderabad adding over 70 global capability centers in 2025 alone, developers see Neopolis as the next major hub for luxury residential, commercial, and mixed-use development.
Brigade's Hyderabad Footprint
Brigade Enterprises Limited is a Bangalore-headquartered listed real estate developer founded in 1986 and entered the Hyderabad market in 2018 after spending two years scouting land parcels exclusively in the Hitec City catchment. By 2024, Brigade controlled approximately 18 per cent of new-launch supply share at Moti Nagar and Hitec City, second only to My Home Group.
Brigade's upcoming residential pipeline spans around 11 msf across Bengaluru, Chennai, Hyderabad and Mysuru, with about 7 msf slated for launch in H2 FY26. Bengaluru is expected to remain the key driver, contributing roughly 50–80 per cent of presales, but geographic diversification to Chennai, Hyderabad and Mysuru is expected to account for 30–40 per cent of presales in the near term.
