Brigade Enterprises marks 40 years with ₹7,424 crore FY26 pre-sales
Brigade Enterprises Limited, the Bengaluru-based listed developer, marked its 40th anniversary on 8 October 2026, using the milestone to set out its FY26 performance and its plans for the years ahead. The company reported pre-sales of ₹7,424 crore for the financial year, a 5% decline from ₹7,847 crore in FY25, with sales volume of about 6.1 million sq ft.
The same day, the company announced a three-year investment plan of ₹40,000 crore, a FY27 pre-sales target of ₹9,000 crore and a 1:3 bonus share issue. Taken together, these figures frame a year in which the timing of launches shaped the headline numbers as much as underlying demand.
A year shaped by launch timing
Managing Director Pavitra Shankar linked the lower pre-sales to approvals arriving later than planned, which moved many launches into the latter half of the fourth quarter and some into FY27. Even so, new launches accounted for 43% of full-year pre-sales. Fourth-quarter pre-sales reached ₹2,521 crore, and nearly 4 million sq ft was launched across seven projects in that quarter. Around 3.3 million sq ft pushed into FY27 was in Chennai.
Key FY26 figures include:
- Pre-sales of ₹7,424 crore from about 6.1 million sq ft, down from 7.0 million sq ft in FY25
- Average realisation up 9% to ₹12,107 per sq ft
- Total collections of ₹7,476 crore
- Non-resident Indians contributing 10% of pre-sales
- Total revenue of ₹5,909 crore, up 11%
- Consolidated profit of ₹724.76 crore, against ₹680.47 crore in FY25
- Net debt of ₹2,278 crore and a debt-to-equity ratio of 0.27
Over the five years from FY21 to FY26, residential sales value rose from ₹2,767 crore to ₹7,424 crore, a compound annual growth rate of 22%, while sales area grew at about 6% a year. Management said realisation gains came from disciplined price increases in existing projects and a shift in product mix toward higher-value homes.
Capital plan and product mix
The three-year plan envisages about ₹40,000 crore to develop a 40 million sq ft pipeline across South India. The company expects to fund it through internal accruals, project-level financing and strategic partnerships. About 70% is earmarked for residential projects in the mid to premium segment, with units priced between ₹1 crore and ₹3 crore, while 20% goes to commercial, 10% to hospitality, and warehousing is also part of the mix. The company estimates about 23,000 direct and indirect gross jobs over the three years.
For FY27, the company says it is tilting its pipeline toward mid-segment housing, as buyers are increasingly sensitive to ticket sizes.
The location
Brigade's core markets are Bengaluru, Chennai and Hyderabad. The residential sector across these cities grew 6% year on year in calendar 2025, lifting their share of sales across the top seven Indian cities from 32% to 37%. Brigade Towers on Brigade Road in Bengaluru, built in the company's first year, was at the time the tallest building put up by a private developer in the city.
