Brigade Transfers Kokapet Land to Hospitality Subsidiary
On 26 September 2025, Brigade Hotel Ventures Limited acquired an undivided proportionate share of land measuring 1.35 acres in Plot No. 8, Survey Nos. 239 and 240, NEOPOLIS LAYOUTII, at Kokapet village, Gandipet mandal, Ranga Reddy District, Telangana from Brigade Enterprises Limited for ₹110.14 crore.
The transaction represents a related-party transfer—Brigade Hotel Ventures Limited is a wholly-owned subsidiary of Brigade Enterprises Limited—designed to consolidate hospitality assets within the group's dedicated hotel development arm. The parcel is intended for construction of a new hotel property, forming part of a larger commercial development.
Strategic Timing: IPO and Portfolio Consolidation
The land transfer occurred less than two months after Brigade Hotel Ventures' IPO allotment on 29 July 2025, with listing on BSE and NSE on 31 July 2025. This parcel acquisition was one of the objects stated in the company's Initial Public Offering and will be utilised for construction of a hotel property within a larger commercial development, with investment including payment of consideration and associated costs such as stamp duty and registration charges.
The IPO proceeds earmarked approximately ₹481 crore for debt repayment and around ₹107.5 crore for acquisition of land from the promoter, Brigade Enterprises Limited. The Kokapet transaction represents execution of that land-acquisition objective.
Kokapet's Role in Brigade's Hyderabad Expansion
The Kokapet property sits within Neopolis, a location central to Brigade Enterprises' expansion in Hyderabad targeting 10.5 million square feet by fiscal year 2027, which includes a 300-key InterContinental hotel. IHG Hotels & Resorts and Brigade Group announced a partnership to introduce the InterContinental brand in Telangana with the launch of InterContinental Hyderabad Neopolis, scheduled to open in 2029 as a key component of Brigade's forthcoming mixed-use development.
