Brigade Group Acquires Whitefield–Hoskote Land for Major Mixed-Use Project
Bengaluru-based real estate major Brigade Group has acquired a prime ~20.19-acre land parcel in the fast-emerging Whitefield–Hoskote corridor of Bengaluru. The outright purchase was completed at a transaction value of ₹588.33 crore through Ananthay Properties Private Limited, a subsidiary of Brigade Enterprises Limited.
Project Scope and Development Value
Strategically positioned near major IT hubs, industrial corridors, and emerging infrastructure projects, the site will be used for a mixed-use development with an estimated Gross Development Value (GDV) of ₹5,200 crore. The planned development will span approximately 4.2 million square feet and encompass residential, commercial, and retail components.
This acquisition represents a significant addition to Brigade Group's portfolio in East Bengaluru and underscores the developer's strategic focus on emerging corridors with strong infrastructure connectivity and employment proximity.
The Whitefield–Hoskote Corridor as a Growth Driver
Hoskote is located at the confluence of major intra- and intercity routes, such as Bangalore Chennai National Expressway NE7, Satellite Town Ring Road (STRR), Old Madras Road (OMR), and Budigere Road that leads to the international airport. Hoskote is 15-20 mins from Whitefield and IT hubs.
With 48% of launches and 46% of sales between 2021 and 2025, East Bangalore leads the city's property market. The corridor connecting Whitefield and Hoskote has emerged as a focal point for residential and mixed-use development, driven by infrastructure investment and proximity to major employment zones.
Hoskote has recorded a 115% appreciation and the current average rate stands at approx. ₹7,100 per sq. ft. This pricing advantage, combined with planned infrastructure upgrades, makes the area attractive for large-scale developments.
Brigade's Expanding East Bengaluru Presence
In May, Brigade Group acquired a ~11-acre land parcel near ITPL in Whitefield, Bengaluru. The site is planned for development into a premium commercial project, with an estimated gross leasable area of approximately 1.5 million square feet and a Gross Development Value (GDV) exceeding ₹2,000 crore. This recent acquisition adds to Brigade's growing footprint in the region.
