Brigade Hotel Ventures Scales Karnataka Footprint with ₹1,000 Crore Investment Plan

On May 9, 2026, Brigade Hotel Ventures Limited marked the 10th anniversary of Grand Mercure Mysuru, unveiling a ₹1,000 crore Karnataka investment plan and its Vision 2031 strategy to add approximately 1,700 keys backed by ₹3,600 crore in capital.

A Decade of Proof of Concept

Grand Mercure Mysuru, since its inauguration in 2016, has established itself as a significant hospitality landmark in Karnataka. The hotel features 146 meticulously designed rooms and is situated minutes from iconic landmarks such as the Mysore Palace and the renowned Zoo. Since inauguration in 2016, Grand Mercure has established a robust economic footprint including direct and indirect jobs and is a Green Key certified establishment. Over the past ten years, this 146-key cultural landmark has seamlessly blended French elegance with Karnataka's royal heritage, becoming the definitive destination for the world-famous Dasara festivities while driving exceptional growth.

Since its inception in 2016, the 146-key Grand Mercure Mysuru has emerged as a key hospitality destination during the city's Dasara festivities and serves as a standard for upscale tourism in developing urban markets. According to Managing Director Nirupa Shankar, Mysuru has transitioned from a weekend getaway destination into a robust business and heritage hub. The city has been a key pillar in our strategy to redefine the hospitality experience in South India.

The ₹1,000 Crore Karnataka Roadmap

On the occasion of the anniversary, the company outlined an ambitious roadmap for Karnataka, anchored by an investment outlay of around ₹1,000 crores over the next five years. The plan covers significant investment in new projects alongside modernization of existing assets, aligned with the evolving demands of experiential tourism.

The company expects Mysuru's hotel market to grow by 8-10 percent annually. This is driven by more domestic and international visitors. Karnataka, as a hub for both IT and heritage tourism, remains a top-three destination for institutional hotel capital. The funds are earmarked for doubling room capacity across Karnataka, specifically targeting luxury and upscale developments in Bengaluru and Mysuru over the next 3-5 years.

Vision 2031: National Room Expansion

Alongside the Karnataka investment announcement, BHVL has launched its Vision 2031 strategy, targeting a doubling of its room inventory. The plan involves adding approximately 1,700 new keys over the next five years, supported by a capital investment of ₹3,600 crore.

BHVL stated that its growth strategy will continue to emphasize sustainability, community integration, and wellness-oriented travel experiences, while capitalizing on the increasing influx of domestic and international tourists to Mysuru and Karnataka.

Current Portfolio and Global Partnerships

The company currently operates nine hotels with 1,604 keys across South India. BHVL currently operates a portfolio of nine hotels across Bengaluru (Karnataka), Chennai (Tamil Nadu), Kochi (Kerala), Mysuru (Karnataka), and GIFT City (Gujarat), with a combined inventory of 1,604 keys. The hotels are operated by global hospitality companies including Marriott, Accor, and InterContinental Hotels Group, spanning upper upscale, upscale, upper-midscale, and midscale segments.

BHVL is an owner and developer of hotels in key cities in India, primarily across South India, and is described as the second largest owner of chain-affiliated hotels and rooms in South India as of 2025. The company is a subsidiary of Brigade Enterprise Limited (BEL), one of the leading Indian real estate developers.

Rebranding and Concurrent Expansion

The announcement coincided with other portfolio developments. Brigade Hotel Ventures Limited and Marriott International opened Courtyard by Marriott Kochi Infopark on May 8, 2026, rebranding the former Four Points by Sheraton Kochi Infopark. The 218-room hotel in Kakkanad features over 8,000 sq. ft. of meeting space, four dining venues, and recreational facilities, and participates in Marriott Bonvoy.

Broader South India Strategy

The expansion plan is expected to strengthen the company's presence across South India's business, tourism, and mixed-use urban markets. Director Vineet Verma noted Mysuru's importance for developing a skilled workforce and reliable suppliers, which will support future projects across South India. Strategic focus will concentrate on Karnataka's secondary markets beyond Bengaluru, capitalizing on the Mysuru-Bengaluru Economic Corridor.
