An Island Sanctuary on the Vembanad Backwaters, by Brigade Group and The Ritz-Carlton
Villas · Price on Request
Brigade Luxury Island Resort at Vaikom is an upcoming all-villa retreat on an island within Vaikom's stretch of the Vembanad backwaters, developed by Brigade Hotel Ventures Limited in partnership with Marriott International under The Ritz-Carlton brand. Blending exclusivity with refined elegance, with plans to feature a 70-key all-villa retreat, this property will offer refined accommodations, each with a private pool. The agreement reinforces Brigade's nearly 15-year partnership with Marriott, further strengthening a successful relationship, and marks the group's first Ritz-Carlton address in Kerala.
The resort will have a strong focus on wellness and will also be ideal for weddings and leisure getaways with the option of full resort buyouts. Each villa's private pool is conceived as a personal retreat within the wider island setting, an arrangement suited equally to a quiet family holiday or an exclusive celebration. The pace here is set by water and light rather than a schedule, in keeping with the backwaters that surround it.
Plans for the property include five distinct dining venues, a swimming pool, a fitness center and The Ritz-Carlton Spa. The design brief pairs Ritz-Carlton's global hospitality standards with the materials and craft traditions of Kerala, translating the state's houseboat and homestead vocabulary into a resort built for long, unhurried stays. Every villa and shared space is oriented so that the lake, rather than any single building, remains the visual centerpiece.
Vaikom itself lends the project its character. Vaikom is a lakeside town situated on the banks of the Vembanad lake similar to other lakeside towns like Kottayam and Changanassery. The town's own history sits alongside a hospitality address built for the next decade of Kerala tourism, with Kerala, Southern India's most serenely beautiful state, as the backdrop for the brand's Ritz-Carlton debut in the region.
Slated to welcome guests and residents in FY 2029, Brigade Luxury Island Resort at Vaikom is planned as a long-stay, full-buyout destination on the Vembanad backwaters, built around water, wellness and privacy.

Vaikom Island, Kottayam District, Kerala · Vembanad Backwaters · Vaikom
Vaikom is a municipal town in Kerala's Kottayam district. It is situated at the northwestern end of the Kottayam district, close to the border with the Ernakulam district, and is a lakeside town situated on the banks of the Vembanad lake similar to other lakeside towns like Kottayam and Changanassery. It is located 33 km north of the district headquarters in Kottayam and about 183 km north of the state capital of Thiruvananthapuram. The town's own history, including its role in the Vaikom Satyagraha and its temple traditions, sits alongside a lake economy that has long depended on backwater boat traffic.
The resort's island address sits within this backwater geography, reached from Kochi by a scenic overland route rather than a highway exit. The property will be accessible via a picturesque 120-minute drive from Kochi Airport, close enough to Kerala's principal international gateway for a weekend visit, yet far enough into the Vembanad waterscape to feel entirely removed from it. That distance is, in effect, the address's defining asset: an island character that a mainland resort of comparable scale could not replicate.

Construction of National Highway 66 is progressing at pace, with Kerala becoming the first state in India to bear 25 percent of land acquisition costs, amounting to ₹5,580 crore, shortening road travel between Kochi, Kottayam and Vaikom.
The MC Road route linking Thiruvananthapuram and Kochi covers around 230 kilometers and passes through several scenic landscapes and towns, including Kottayam and Vaikom, and remains part of Kerala's ongoing state road upgrade program.
The second phase of the Vizhinjam International Seaport was inaugurated on January 24, 2026, with the government aiming to complete the project 17 years ahead of its original schedule, part of a broader push on Kerala's port-linked infrastructure and tourism traffic.
Kochi Metro Phase 2 extension to Kakkanad and the airport is among the projects expected to strengthen transit in Kochi, the nearest metropolitan gateway serving Vaikom and the Vembanad backwaters.
The Public Works Department has been allotted ₹1,182.43 crore for roads and bridges, with ₹300.50 crore earmarked for the design and overlay of Main District Roads and ₹87 crore for State Highways, funding that touches district and main roads serving Kottayam and Vaikom.
The resort brings The Ritz-Carlton to Kerala for the first time, developed by Brigade Hotel Ventures Limited with Marriott International, an agreement that reinforces Brigade's nearly 15-year partnership with Marriott across South India.
The 70-key all-villa retreat offers refined accommodations, each with a private pool, so every stay is set apart from the next, with no shared corridors or stacked room blocks between guests.
The resort occupies an island setting inside Vaikom's stretch of the Vembanad lake, one of the largest brackish-water lake systems on India's west coast, giving every villa and dining venue a water-facing outlook.
The resort will have a strong focus on wellness and will also be ideal for weddings and leisure getaways with the option of full resort buyouts, a format suited to destination weddings and closed retreats.
Plans for the property include five distinct dining venues, a swimming pool, a fitness center and The Ritz-Carlton Spa, giving guests a working range of cuisines and wellness formats without leaving the island.
Brigade Group brings a track record of 300+ projects covering roughly 100 million sq ft across South India, alongside an existing portfolio of Marriott-branded hotels, to a resort format the group has not previously built in Kerala.
