Brigade Group's project in Kottayam district is a luxury island resort at Vaikom, a backwater town that falls within the district. Its operating base in Kerala is the Kochi side of the state, where WTC Kochi is the group's first World Trade Center. The Vaikom resort is therefore the group's most direct link to Kottayam itself, and it is best read as part of a wider Kerala programme rather than as a stand-alone bet.
At the Invest Kerala Global Summit 2025, the flagship company of the group filed an expression of interest for an investment of about ₹1,500 crore in Kerala over five years. The package covers a second World Trade Center in the state, a residential project in Kochi, and the luxury island resort at Vaikom. The three projects are targeted for completion by 2030, and the plan is expected to generate employment for roughly 12,000 people across the period.
The resort is described as a mix of luxury villas, premium hotel suites and commercial spaces, aimed at leisure travellers and business visitors alike. Within the hospitality arm, Brigade Hotel Ventures, a subsidiary of Brigade Enterprises, has named a luxury resort on Vaikom Island among its planned properties, and has said the luxury hotels in its pipeline will be run by international hospitality brands. That arrangement lifts the group's target hotel inventory to 2,600 keys by FY29.
Vaikom sits roughly 50 km from Kochi, which places it within reach of the state's main airport and commercial centre while keeping it on the quieter backwater side of the district. For a buyer who already knows Brigade's Kochi commercial work through WTC Kochi, the Vaikom resort offers a different use case: a leisure and hospitality asset with an investment angle tied to tourism and wellness demand in Kerala.
Listing-based data puts the average residential rate in Kottayam city near ₹4,144 per sq ft, and the wider district average at about ₹4,202 per sq ft, up 2.06 per cent year on year. Commentary on the city describes it as a Tier-2 centre with fast suburban growth, direct MC Road access and a core that is becoming denser. Kottayam Railway Station and KSRTC bus stations in Kottayam, Changanassery, Pala and Erattupetta support movement between towns across the district, and the city is widely described as having established schools, healthcare and transport access.
Within the district, buyers tend to see a price split. Ettumanoor, Pala and Changanassery offer lower entry points, while Kumaranalloor and central Kottayam command higher rates and are more settled. Kanjikuzhi is associated with premium apartments, and Chingavanam is emerging as a location for new housing projects.
