Thiruvananthapuram is the newest address in Brigade Group's Kerala portfolio, and the Bengaluru-headquartered developer has entered it at scale rather than with a single trial project. Brigade Group has expanded its footprint in Kerala with the launch of the World Trade Center and Brigade Square in Thiruvananthapuram, marking a step in the state's evolving commercial real estate landscape. The twin developments are located near Technopark, one of India's largest IT parks, reinforcing the capital city's position as an emerging technology and investment hub.
Brigade Group initiated its Kerala expansion with the foundation stone-laying ceremony for its World Trade Center at Technopark Phase I, Kazhakkottam, on 11 February 2026. The flagship WTC will comprise 20 floors plus ground floor and four basements, integrated with a 237-room business hotel managed by Marriott International. Alongside it, the group inaugurated Brigade Square, a 1.85 lakh sq ft IT building near Technopark. Combined, the two developments give Brigade a direct presence inside Kerala's largest technology park rather than on its periphery.
The scale was set out when the project was first announced: encouraged by the success of WTC Kochi, Brigade brought Kerala's second WTC to Thiruvananthapuram, with an overall plan to develop about 1.5 million sq ft of premium office space including a business class hotel. The WTC is designed to bring in IT multinationals and provide Grade A IT office space, with development expected to generate employment for over 10,000 people, directly and indirectly. M R Jaishankar, Executive Chairman of Brigade Enterprises, has pointed to Kerala's talent pool and infrastructure potential as reasons the group treats the state as a strategic growth market.
Thiruvananthapuram is not Brigade's first move in the state. In earlier years, Brigade's development of WTC Kochi and the Four Points by Sheraton had already served as a marker of the group's commitment to building Kerala's real estate landscape. WTC Kochi, located in Infopark, connects Kerala's businesses to global opportunities, and the group has followed up with a Tower C introducing 16 storeys and 2.6 lakh sq ft of additional commercial development. Jaishankar has also flagged further expansion in Kochi's Infopark, strengthening the group's integrated IT corridor presence across the state.
The Thiruvananthapuram push sits inside a wider, publicly disclosed Kerala commitment. Brigade has also flagged a new residential project in Kochi and a luxury island resort at Vaikom, expected to be completed by 2030 with Kerala government support and regulatory facilitation. This follows an earlier MoU with Technopark to develop around 1.5 million sq ft of infrastructure in Thiruvananthapuram, alongside the expansion of WTC Kochi Infopark with a third tower taking that site's IT infrastructure past a million sq ft. Across these projects, Brigade's broader commitment to Kerala was quantified at an investment of Rs 1,500 crore, announced at the Invest Kerala Global Summit 2025, aimed at generating employment for around 12,000 people over five years.
Alongside its commercial and hospitality push, Brigade has also signalled residential intent in Thiruvananthapuram itself. Its project pages describe a pre-launch apartment development offering 2 BHK and 3 BHK homes in a location conveniently placed by road, rail, and air, with connections to major roads and highways including NH 66 and NH 66B facilitating easy access to the city and nearby transit. Proximity claims associated with the project cite educational institutes including the Indian Institute of Space Science and Technology and the University of Kerala, and healthcare facilities such as the Sree Chitra Tirunal Institute for Medical Sciences and Technology among nearby landmarks. This residential intent mirrors the pattern Brigade has followed in Kochi, where a comparable pre-launch project has been positioned around IT-hub connectivity and premium amenities, suggesting the group is building out both a commercial and a residential presence across Kerala's two largest urban markets in parallel.
Brigade's choice of Kazhakootam as its anchor point in Thiruvananthapuram tracks the locality's role in the city's economy. Kazhakkoottam is a major urban area in the capital city that is home to Technopark, the largest IT park in the country, with an upcoming integrated IT township making the area known as the information technology capital of Kerala. National Highway 66 passes through Kazhakootam and enhances the area's connectivity with different parts of the city, and the locality is only 12 km from Trivandrum International Airport via NH-66.
Demand in the corridor is closely tied to office growth rather than speculation. Purchases remain linked to office reach, and rent movement follows the needs of tech professionals, with locations offering short travel and better social support drawing firm attention. On pricing, the city average sits near ₹6,030 per sq ft, with Kazhakootam among the more affordable pockets at around ₹5,696 per sq ft, while residential properties in the city typically yield 3-5% annual rental returns with capital appreciation potential of 5-8% in prime micro-markets. Infrastructure adds further momentum: the Vizhinjam International Seaport expansion, upcoming phases of Technopark, a proposed Thiruvananthapuram Metro, and a ₹1,300 crore expansion of Trivandrum International Airport are all expected to improve connectivity and boost demand across key localities.
