Brigade Brings Chennai's First JW Marriott to the Heart of OMR
Price on Request
Brigade JW Marriott Chennai OMR marks the first JW Marriott address in Chennai, developed by Brigade Hotel Ventures Limited in partnership with Marriott International. It forms part of a larger Grade-A mixed-use campus that Brigade Group is building on a nine-acre parcel in Perungudi, on Old Mahabalipuram Road, secured on a long-term 55-year lease from the YMCA.
The hotel is planned around 250 guest rooms and suites, supported by five dining venues, a signature JW Garden, and close to 1,400 square metres of meeting and event space. Wellness offerings include the Spa by JW, a swimming pool, and a fitness centre, positioning the property for both business travellers working the OMR corridor and leisure guests visiting Chennai.
Design and planning for the property follow the scale Brigade has already established next door at World Trade Center Chennai, a joint venture with GIC that brought international-standard architecture, by HOK of New York, to this same stretch of Perungudi. The JW Marriott is conceived as a companion asset to a Grade-A office complex on the same site, built to serve the IT, startup, and fintech occupiers concentrated along OMR.
The timing follows Brigade Hotel Ventures' broader push into hospitality with Marriott, part of a six-hotel, 940-room multi-deal agreement that also reinforces a partnership between the two groups spanning close to fifteen years. For Chennai, a city where Grade-A hospitality supply on OMR has lagged its commercial growth, a 250-key JW Marriott addresses a gap that has existed since the corridor's IT boom began.
Brigade JW Marriott Chennai OMR is scheduled to open in FY2030, developed on land Brigade Group holds for the long term in one of Chennai's most active business corridors.

Old Mahabalipuram Road (OMR), Chennai · Perungudi · Chennai
Perungudi sits at the pre-toll stretch of Old Mahabalipuram Road, the corridor that has anchored Chennai's IT and business growth for over two decades. The locality is already home to landmark commercial addresses including Brigade's own World Trade Center Chennai, and it continues to draw Grade-A office developments, tech parks, and hospitality brands drawn by the density of IT, startup, and fintech occupiers along OMR.
This particular address carries a specific weight for Brigade Group: the developer has leased nine acres here from the YMCA on a 55-year term, giving it long-tenure control over a site with development potential of 1.6 million square feet. Positioned alongside the wider mixed-use development coming up next to the neighbourhood's landmark mall project, the site places a five-star hospitality anchor directly within Chennai's busiest business corridor.

The ongoing metro expansion is set to improve rail connectivity along the OMR and IT corridor, easing commutes for the office and hospitality workforce around Perungudi and boosting long-term property values in the area.
Continued widening and signal-free improvements along Old Mahabalipuram Road are aimed at reducing travel time between Perungudi, Sholinganallur, and the airport, supporting the growing density of offices and hotels along this stretch.
A planned ring road connecting Chennai's northern and southern industrial belts is expected to redistribute traffic away from central OMR, improving access for business travellers heading to the IT corridor from other parts of the city.
A large mall and mixed commercial development is coming up on the neighbouring plot in Perungudi, adding retail, office, and additional hospitality supply that will reinforce footfall and demand around this stretch of OMR.
Brigade's own 1.6 million sq ft development plan for the site, alongside other Grade-A office construction nearby, is expected to deepen the corporate occupier base that a business hotel of this scale is built to serve.
The property will introduce the JW Marriott brand to Chennai for the first time, giving Brigade's OMR campus a hospitality anchor with a global luxury pedigree that the city's IT corridor has not previously had access to.
Brigade Hotel Ventures Limited has worked with Marriott International for close to fifteen years, and this hotel is part of a six-property, 940-room multi-deal agreement, reflecting a deepened and proven working relationship between the two groups.
Brigade Group holds the nine-acre Perungudi site on a 55-year lease from the YMCA, giving the development long-term site stability that is uncommon for large mixed-use land parcels on OMR.
The hotel sits within a larger development that also includes a Grade-A office complex, positioning it to draw consistent business demand from IT, startup, and fintech occupiers based on the same site.
The site is located next to Brigade's existing World Trade Center Chennai, a joint venture with GIC, giving the new hotel an established commercial neighbour with an already active occupier base.
Positioned directly on Old Mahabalipuram Road in Perungudi, the property is roughly 45 minutes from Chennai International Airport and sits within one of the city's most concentrated IT and business corridors.
