Bengaluru headquartered Brigade Group has expanded its footprint in Kerala with the launch of the World Trade Center and Brigade Square in Thiruvananthapuram, marking a step in the state's evolving commercial real estate landscape. The twin developments are strategically located near Technopark, one of India's largest IT parks, reinforcing the capital city's position as an emerging technology and investment hub. The choice of address is specific: Kazhakkootam, the locality that sits at the doorstep of Technopark, is where Brigade has chosen to place its most visible Thiruvananthapuram assets rather than in the older, established parts of the city.
The World Trade Center at Technopark Phase One in Kazhakootam is designed as a landmark office tower with twenty floors, supported by a ground level and four basement levels. Envisioned as an integrated business destination, the project aims to attract multinational corporations and global capability centres seeking high quality office infrastructure in South India, with Brigade positioning the development to further energise the city's IT ecosystem. Alongside the WTC, Brigade Square adds nearly 1.85 lakh square feet of Grade A office space within the same Technopark Phase One footprint. The combined project is positioned to cater to rising demand from technology companies, startups and allied sectors looking for scalable and efficient workspaces in a well connected micro market.
Brigade's Kazhakkootam presence did not appear overnight. In 2019, Brigade Group signed a memorandum of understanding with Technopark to develop an iconic World Trade Centre at Technocity, a 300-acre IT campus where companies including Nissan and Tata Consultancy Services had already taken land, with the WTC site spread across 13 acres as part of a mixed-use plan covering 2.5 million square feet and projected to generate employment for 15,000 people. A follow-on agreement pushed the plan further: Brigade's supporting infrastructure plan for around 1.5 million sq.ft, spread across a cluster of towers, is expected to generate employment opportunities, both direct and indirect, for over 10,000 people. Overall, Brigade plans to bring in approximately Rs. 1,500 crores of investment to the state in the coming years. M R Jaishankar, Executive Chairman of Brigade Enterprises, has said Kerala's strong talent pool and infrastructure potential make it a strategic growth market for the group. He has also indicated plans for further expansion in Kochi's Infopark, strengthening the group's integrated IT corridor presence across the state.
Brigade's Kazhakkootam bet rests on an existing Kerala portfolio. WTC Kochi, opened in 2016, is the fourth World Trade Center in India, spread across 770,000 square feet in two towers of ten storeys each. The complex houses multinational corporations including IBM, Accenture, KPMG, Xerox, IQVIA, Nielsen and UST, with KPMG alone taking up more than 260,000 square feet employing over 2,500 professionals. Demand outgrew the original towers: Brigade's existing WTC towers in Kochi, with a combined built-up area of 7.7 lakh square feet, are fully occupied and house 37 companies employing 8,000 people. That led to a third tower: a Rs 150-crore, 16-storey project with a built-up area of 2.6 lakh square feet, expected to generate approximately 2,700 direct jobs upon completion. Beyond the WTC towers, Brigade Group has developed other significant Kerala projects including the Four Points by Sheraton Kochi Infopark and Brigade Square in Trivandrum, a Grade A office building in Technopark Phase 1. Brigade Group holds licenses for six World Trade Centers in South India, including locations in Bengaluru, Chennai, Kochi, Hyderabad, Trivandrum, and Devanahalli.
Brigade has paired its commercial push with housing aimed at the same workforce. Kazhakkootam is a major urban area in Thiruvananthapuram, home to Technopark, the largest IT park in the country by developed area, along with the upcoming Technocity township, which is why the locality is known as the Information Technology capital of Kerala. Kazhakkootam is also the major junction where National Highway 66 and the Kazhakkoottam Bypass meet the main road into the city. The locality is only 15 kilometres from the Thiruvananthapuram city centre, 14 km from Thiruvananthapuram International Airport, and served by the Kazhakuttam railway station. Infrastructure is catching up with the demand this generates: plans for the Trivandrum Light Metro Rail Project include a corridor from Technocity to Karamana with a stop at Kazhakootam, alongside an upcoming flyover and underpass on the NH-66 stretch between Kazhakootam and Karode to ease traffic. Regional analysts point to the same driver behind housing demand: the transformation of Kazhakootam and Technopark into Kerala's IT hub continues to be the single largest growth driver for Trivandrum's real estate sector, with Technopark Phase III and several new IT and business parks underway pushing housing demand higher. Pricing reflects that pull-through: the average price of properties in Kazhakootam is around Rs 6,550 per sq ft, having risen 10.1% in the last year. The locality also ranks among the better rental performers in the city, with Kazhakootam offering rental returns of around 3.9%, among the highest in Trivandrum.
