Brigade Group's presence in Kokapet is built around a single, large-format commitment rather than a scatter of smaller launches. Brigade Enterprises has announced the launch of Brigade Gateway at Neopolis, Kokapet, Hyderabad, approximately a 10-acre mixed use development. It is Hyderabad's first integrated, self-sustained township where ultra-premium homes, the World Trade Center, an InterContinental Hotel, and the Orion Mall all share the same 9.7-acre campus. This is the model Brigade has run before in Bengaluru at its own Brigade Gateway campus, and Kokapet is where the company has chosen to repeat it in Hyderabad.
Brigade Gateway will be Hyderabad's most integrated lifestyle mixed-use development and includes a World Trade Center, Brigade Residences, a 300+ keys Intercontinental Hotel and a destination lifestyle mall, Brigade's Orion Mall. On the residential side, this RERA-approved project offers 594 thoughtfully designed homes across two 58-floor towers, spanning 9.71 acres. Buyers can choose from 3 and 4 BHK luxury apartments, as well as 5 and 6 BHK duplex residences, featuring east-west orientations, no shared walls, and expansive decks. The Brigade Gateway Residences will be one of the tallest buildings in Hyderabad featuring around 600 premium residences in 3, 4 and duplex 5-bedroom formats across 58 floors and will have a sales potential of Rs 3,300 crores.
The commercial component is equally deliberate. The company will also develop a 20 lakh square feet commercial tower, comprising 6 lakh sq ft of Mall, 10 lakh sq ft of office space and 300 keys Intercontinental Hotel, with the office space under the World Trade Center brand. This is the fourth World Trade Center developed by Brigade Group among the six licenses it holds, offering flexible office spaces with the largest floor space at about 4,000 square metres. The residential towers are designed to be one of the tallest buildings in Hyderabad at 212-metre height. The project sits under RERA approval by the Telangana RERA Board, with RERA number P02400009142.
Designed by a renowned South African architect, the development features two majestic residential towers with 594 limited-edition units, and the residential section boasts a 2,30,000 sq ft lavish clubhouse and a helipad on the 61st floor. Construction has moved past the planning stage: as of September 2025, excavation and foundation works for Residential Towers A and B are underway. On pricing, official listings put entry points at residences from ₹4.6 Crore onwards, with current live listings quoting luxurious 3, 4, 5 and 6 BHK apartments starting at INR 4.9 Crore onwards.
Brigade's interest in Kokapet is not limited to the one project. The company has made a second investment in the Neopolis micro-market, following an earlier acquisition that is currently being developed as Brigade Gateway on Plot No. 8, through a fresh 4.04-acre HMDA land auction. The move reflects the company's strategic intent to strengthen its footprint in Hyderabad, one of its key focus markets, with Amar Mysore, Executive Director of Brigade Enterprises Limited, describing Hyderabad as central to the company's expansion strategy. He noted that the company had launched Brigade Gateway in Neopolis a year earlier as a premium mixed-use development inspired by its own iconic Bengaluru project, bringing together Orion Mall, World Trade Center Hyderabad, a five-star InterContinental hotel, and high-end residences supported by a clubhouse. This repeat land purchase in the same government-planned layout signals that Kokapet is treated internally as a growth corridor rather than a one-off launch.
The locational logic behind Brigade's Kokapet bet rests on Neopolis's planning and the corridor's connectivity. Brigade Gateway at Neopolis sits close to the Outer Ring Road at about 750 metres, near-instant access to Rajiv Gandhi International Airport, Gachibowli and the Financial District, with the Financial District itself around 4.4 km away, HITEC City and Gachibowli 10 to 15 minutes via ORR, Chaitanya Bharathi Institute of Technology 2.1 km away, and Continental and AIG Hospitals within 10 minutes, with Gandipet Lake immediately adjacent. Neopolis itself is spread across 530 acres in Kokapet, developed by HMDA with a structured zoning system, wide roads, smart utilities and a focus on sustainability, built specifically to attract premium residential and commercial projects from established developers.
Land economics in the layout have moved sharply in Brigade's favour as an early mover. In a recent HMDA e-auction for the Neopolis Layout, Plot 17 spanning 4.59 acres was sold at around ₹136.50 crore per acre, while the lake-facing Plot 18, measuring 5.31 acres, received a bid of ₹137.25 crore per acre. These prices significantly exceeded the base value of ₹99 crore per acre, underlining investor confidence in Kokapet's long-term economic potential. On the apartment side, prices in the corridor increased from ₹4,000–₹5,500 per sq.ft to ₹11,000–₹12,500 per sq.ft between 2025 and 2026, reflecting demand from IT professionals and investors.
Infrastructure delivery has kept pace with the land values. A metro line is being extended from Raidurg to Kokapet Neopolis, adding around 3.3 km of track along with a new station to connect the area to the Financial District. HMDA has also completed the Neopolis Kokapet Trumpet Junction at a cost of Rs 60 crore, expected to significantly improve traffic flow and connectivity in the Kokapet area. For a developer running a mixed-use campus with office, hospitality and retail components alongside residences, this level of civic investment in road and transit capacity around the same layout directly supports footfall for the World Trade Center and Orion Mall components, not just the residential towers.
The scale of the Kokapet commitment reflects a company with a long operating history rather than a project-only entrant. Brigade Group is a Bengaluru-based real estate development company established in 1986, led by founder M.R. Jaishankar, who serves as Executive Chairman. With a track record of 280+ completed projects and over 86 million sq ft of developed space, the company has become a trusted name among homebuyers seeking quality construction and long-term value. Brigade has a presence in Bangalore, Chennai, Hyderabad, Kochi, Mysuru, Mangaluru, Chikmagalur and Ahmedabad, along with a representative office in Dubai and a project in GIFT City, Gujarat. Brigade Enterprises Limited went public in 2007 and is listed on both the NSE and BSE, offering transparency through regular financial disclosures and compliance filings.
In Hyderabad specifically, Kokapet is one half of a two-project footprint. There are two Brigade Group projects in Hyderabad: Brigade Citadel in Moti Nagar and Brigade Gateway in Kokapet. Brigade Citadel in Moti Nagar covers 11.75 acres with high-end 2 and 3 BHK homes, and occupancy certificates have already been received for blocks A1, A2, B and C, with a 53,000-square-foot clubhouse and outdoor areas centred around a 100-year-old banyan tree. Set against that already-delivered project, Brigade Gateway at Neopolis in Kokapet represents the company's larger, more complex Hyderabad undertaking, combining residences with an entire commercial and hospitality precinct on one campus.
