Brigade Acquires Whitefield Land as East Bengaluru Residential Market Accelerates
Brigade Enterprises has announced the acquisition of a 4.4-acre land parcel in Whitefield, East Bengaluru, for the development of a premium residential project with a total development potential of 0.6 million square feet and a gross development value of approximately ₹950 crore. The announcement was disclosed on 3 July 2026.
Pavitra Shankar, managing director of Brigade Enterprises, said the project will enhance the developer's portfolio and offer an exceptional living experience for customers.
Whitefield's Growth as a Residential Destination
Whitefield's rates have grown 36 per cent in a single year and over 180 per cent in the last decade, making it one of the most expensive parts of East Bengaluru. Whitefield's average property rate currently stands at ₹9,485 per sq ft.
Since the early 2000s, Whitefield has emerged as a major IT hub, housing more than 400 companies including Oracle, SAP, TCS, Cap Gemini, Wipro, Intel, and HCL. As a self-sustaining suburb, Whitefield has residential projects, modern-format retail malls, hotels and other social infrastructure.
Whitefield, known for its strong connectivity and well-developed social infrastructure, remains one of Bengaluru's most sought-after real estate destinations. In April 2026, Brigade Enterprises Limited formed a 50:50 joint venture with GSS India Opportunities AIF Scheme I to develop 11.04 acres of prime land in Whitefield for an integrated mixed-use development of approximately 2 million square feet comprising Grade A office space and a 5-star hotel.

Market Context and Financial Performance
Brigade Enterprises reported a consolidated net profit of ₹236.2 crore in Q3 FY25, more than 3 times the PAT of ₹73.5 crore posted in Q3 FY24, with revenue rising 27 per cent year-on-year to ₹1,529.7 crore during the period.
Bangalore's housing market entered 2026 with steady momentum, with the city recording 12,664 new unit launches in Q1, with the eastern region leading this activity with a 57 per cent share, driven by recognised locales such as Whitefield, Gunjur, and Budigere Cross.
