Brigade Group plans 25-acre Brigade Global Park near Bengaluru airport
Published
Brigade Enterprises Limited, the Bengaluru-based developer trading as Brigade Group, has announced plans for Brigade Global Park, a 25-acre industrial development in Devanahalli, North Bengaluru. The park sits within the KIADB Hi-Tech Defence and Aerospace Park (Phase I) and marks the company's first step into industrial real estate. The plan was disclosed in a regulatory filing on 10 March 2026, and it was first presented under the name Brigade Industrial Park.
The development is planned to offer around 2 million sq ft of leasable space aimed at high-growth industrial sectors, with total development potential of about 3 million sq ft. Coverage of the project in October 2026 cited the park under its current name, Brigade Global Park, and the figure of roughly 3 million sq ft as its overall scale. The park is positioned as an addition to Brigade's portfolio of residential and township projects in the Devanahalli belt, but its focus is on commercial and industrial occupiers.
Planned use and leasing format
Brigade Global Park is designed to cater to three major sectors: aerospace and defence manufacturing, IT and IT-enabled services, and advanced data centres. The developer has described the park as innovation-led industrial infrastructure, with a focus on operational efficiency, security and scalability.
The leasing model is built around flexibility. Occupiers can choose from built-to-suit facilities, designed to a tenant's requirements, and plug-and-play spaces that allow faster occupation. The product on offer is industrial and warehouse space for lease rather than units for sale.
- Land area: 25 acres
- Leasable space: about 2 million sq ft
- Total development potential: about 3 million sq ft
- Target sectors: aerospace and defence manufacturing, IT/ITES, data centres
- Leasing formats: built-to-suit and plug-and-play spaces
- Design commitments: eco-friendly infrastructure, energy-efficient design and sustainable building practices
Location and connectivity
The park lies about 20 minutes from Kempegowda International Airport and roughly 35 km from Bengaluru city centre. Road access is provided by NH-44 (Bellary Road), a six-lane highway that links Devanahalli to the Aerospace Park ecosystem, along with the 6-lane widened expressway running from the Hebbal Flyover to the airport. The proposed Satellite Town Ring Road also serves the area.
Public transport in the corridor is set to improve. The Namma Metro Blue Line Phase 2B spur toward Devanahalli includes a Bagalur Cross station that is under construction, and KIAL Terminals is planned as an underground station on the Blue Line's East-West corridor. Devanahalli Railway Station, operated by South Western Railway, serves the town.
The surrounding area has a growing employment base. The 400-acre Devanahalli Business Park, adjoining the airport, is being developed with two IT parks, and the Aerospace Special Economic Zone about 11 km away has attracted occupiers including Eaton, Collins Aerospace, Centum and Boeing. Upcoming anchors such as the BIAL IT Investment Region, with an estimated outlay of about ₹1,500 bn, and the under-development Bengaluru-Chennai Expressway add to the corridor's profile. Average residential prices in Devanahalli and the International Airport Road belt are in the range of ₹8,000 to ₹14,000 per sq ft. Nearby schools include Stonehill International, Akash International and Delhi Public School Bangalore North, and healthcare access is provided by Akash Super Speciality Hospital, Manipal Hospital and Aster CMI Hospital.
For context on the locality, Brigade's residential projects in Devanahalli include Brigade Orchards, a 135-acre township, and Brigade Innovation Gardens, developed on KIADB Phase 2 land. Brigade WTC Devanahalli is also in the pipeline. Brigade Global Park is the company's first project in this segment.
