Partnership Launches 600-Unit Senior Living Initiative Across Bangalore Townships
Brigade Group has partnered with Primus Senior Living, an expert in managing senior living communities, to launch three senior living communities across Bengaluru and other geographies in South India. The flagship initiative, Brigade Primus Senior Living, will deliver 600+ units in integrated townships.
Scale and Investment
The upcoming projects will have an expected Gross Development Value (GDV) of approximately Rs. 750 crores. Two out of these three projects are integrated within larger township developments, offering greater inclusivity and access to shared social infrastructure and amenities.
Design and Senior-Focused Amenities
The homes are engineered around accessibility and daily living safety. Age-specific amenities will include wellness centres, hobby lounges, medical bays, fully accessible pathways, concierge services, curated events and inter-generational workshops that foster connections beyond walls.
Each home will focus on accessibility, convenience, and safety. Wide doorways, anti-skid flooring, grab bars, emergency response systems, and easy-to-use layouts will make daily living easier for residents.
The Partnership
Brigade Group, known for trust and architecture since 1986, has partnered with Primus Senior Living, India's top elderly-focused residential management specialist. The USP of this project is the collaboration between Brigade and Primus Senior Living. Primus is widely recognized for providing all-around senior care services, including assisted living, memory care and rehabilitation support.
Primus Senior Living (since 2013) provides luxury senior communities in Bangalore and Chennai featuring fall‑preventive homes (anti‑skid floors, grab bars, emergency buttons), 24×7 medical care, nutritious meals, housekeeping, wellness activities and vibrant social engagement. Primus has established senior living communities in major cities like Bangalore, Kolkata, Mumbai, Hyderabad, Pune and Chennai, each offering safe, well-connected environments with essential services and amenities for seniors.
Integrated Township Context
Brigade Group (Brigade Enterprises Limited), a BSE/NSE-listed Bengaluru developer founded in 1986, with 80+ million sq ft delivered across 250-plus completed projects, FY25 revenue of approximately Rs 5,800 crore, a 4.7/5 buyer rating and a zero project-abandonment record across its RERA-registered launches.

Market Demand and Sector Context
Longer life expectancy, the growth of nuclear families and changing attitudes towards independent living have contributed to demand for specialist housing for older people. India had 22,157 organised senior living units as of June 2025. Market penetration stood at about 1.4%, compared with 6% to 7% in the United States and 14% to 15% in New Zealand.
