Brigade Innovation Gardens Opens Pre-Launch in Devanahalli, North Bengaluru
Published
Brigade Group has opened pre-launch sales for Brigade Innovation Gardens, an integrated mixed-use township at Haraluru and Muddenahalli in the Devanahalli KIADB Phase II belt of North Bengaluru. A sales office is already in place, and the formal launch is expected in November 2026. Those interested can follow the project on its project page.
The township covers 75.04 acres in the second phase of the KIADB Hi-Tech Defence and Aerospace Park. It will have 7,195 dwelling units across 16 towers, with buildings rising up to 35 floors. The scale places the project among the denser residential developments in the Devanahalli area, where most projects are lower in height. Environmental clearance for the development was granted on 25 November 2025.
Project details and configurations
The township offers studio, 1, 2, 3 and 4 BHK homes, with carpet sizes from about 610 to 2,550 sq ft. One bedroom homes are planned in the 650 to 800 sq ft range, while four bedroom residences span roughly 2,200 to 2,550 sq ft. An indicative starting price of Rs 62 lakh has been set for the studio category, and pricing for other configurations is available on request.

About a third of the site is kept as open area, and the planned green belt will include saplings across the township. Expected possession is by 2030, with December 2030 cited in some project details. The site is recorded with wide internal roads and access to power, water, sewer and storm drains.
Location and connectivity
The township sits within the second phase of the Aerospace Park, roughly 1.2 km from its centre, and is about 2.3 km from the Satellite Town Ring Road. The NH-44 interchange on the ring road lies about 9.8 km away, while Kempegowda International Airport is about 19.8 km from the site. The Aerospace Park now hosts a growing cluster of global aerospace and technology firms, which supports demand for homes in the immediate area.
Rail connectivity is set to improve with Blue Line Phase 2B of the Bengaluru Metro, a 37 km corridor from KR Puram to KIA Airport with 17 stations, including five in the Devanahalli belt. The line is targeted to be operational by June 2027. Expansion of Terminal 2 at the airport is also planned toward 2028, adding passenger capacity to the region.
